What is the National Rental Affordability Scheme?

The National Rental Affordability Scheme (NRAS) was introduced by the FEDERAL GOVERNMENT to increase the number of new properties available for rent in Australia. The goal is to produce an additional 50,000 new accommodation in the next 5 years, with the possibility of another 50,000 beyond that.

WHY THE SHORTAGE IN ACCOMMODATION

The Commonwealth Government has identified 200,000 households in Queensland that are under housing stress. The Urban Development Institute of Australia (UDIA) says Queensland will enter 2010 with the worse housing shortage of any state. South East Queensland (SEQ) is Australia’s fastest growing Metropolitan Region and the 2nd fastest in the Western World. Its population is expected to grow from 2.8 million to 4.4 million people by 2031. An additional 754,000 dwellings will be required. (Qld Gov) www.dip.qld.gov.au/seq

HOW THE INVESTOR BENEFITS

The Commonwealth and State Governments are offering a tax credit incentive of approximately $9,100 a year, per dwelling every year for 10 years.
Rent and the Government incentives will be indexed annually according to CPI. In exchange for the tax free incentives, new properties are rented at a discount rate of between 20 to 25% of market rent to eligible tenants. In some circumstances, the Head Lease comes with a 10 year rental guarantee. Depending on your INCOME, THESE PROPERTIES CAN BE CASH FLOW POSITIVE.

WHERE ARE THE NRAS PROPERTIES

NRAS approved properties are located throughout Queensland, with the concentration is SOUTH EAST QUEENSLAND in fast growing family orientated corridors. The estates selected only have a small allocation of NRAS PROPERTIES. THIS IS NOT SOCIAL HOUSING AS IN HOUSING COMMISSION; there are very strict guidelines for tenants to become eligible to rent an NRAS property. The last 12 months we have enjoyed marketing NRAS properties in extremely popular locations from Gold Coast to Cairns.. Every month new packages become available.
